    Disabled refuge Systems
    We design, install, service and repair many types of disabled refuge systems- alarms and intercom systems.

    A disabled refuge system is an advanced intercom system, with alarms added which allow the building manager and fire brigade to communicate with special areas within the building designated as “Disabled Refuge Points”. There would normally be at least one disabled refuge point per floor on multi floored buildings.

    When a building has multiple floors which a less able member of the public of staff member requires access to, disabled “refuge areas” may be required as part of the “Fire Risk Assessment” or to meet the requirements of the “Building Regulations”.

    The refuge areas will retain a fire for a minimum of 30 minutes and will not hamper the escape of others.

    The less able may be helped to the area and then will await assistance. During occupancy of the area the less able person must be in direct communication with those in control of the situation; such as fire officers or building management.

    A Refuge Area must meet certain safety criteria which are covered in the British Standard BS5588 part 8 – Code of practice for the means of escape for less able people. This standard applies to “all buildings except single family dwelling houses, flats and maisonettes and buildings used as a house in multiple occupation”.

    Two-way communication: The Disabled Refuge System must be readily operated by, and comprehensible to, less able people. Communication between the Refuge Area and the building management is covered by another British Standard; BS5839 part 9, Fire detection and fire alarm systems for buildings – Code of practice for emergency voice communication (EVC) systems.

    This standard details everything from the intended uses of an EVC system and the style of the outstations. The system must be fully monitored and battery backed.
